  1. 01

    Tell us the house

Address, single or double storey, and whether it is a stage, a handover or an established home.

  2. 02

    Price on screen

The quote form returns a fixed figure for that job. Nothing is added once we are on site.

  3. 03

A date that suits the builder

We confirm access with the supervisor or the agent and allocate an inspector who knows the estate.

  4. 04

    Walkthrough and roof

Inside, outside, the roof space and the roof itself by drone, with a photograph against every finding.

  5. 05

    The report

Within a day, sorted room by room, each item tied to the clause or tolerance it fails.

  6. 06

    Questions answered

Ring the inspector about any line. If the builder pushes back, we explain what the clause says.

FAQ

Building inspections in Fraser Rise: common questions

How much is a building inspection in Fraser Rise?

Request a quote and the form gives you a fixed figure on the spot. What moves it is the job type, one storey or two, the floor area and whether a reinspection is wanted. Large double storey homes, which are common in Aspire and Taylors Run, take longer on site than a single level townhouse in Samara.

Which inspection do most Fraser Rise owners book?

The pre-handover, also called a practical completion inspection or PCI. Many buyers here sign a house and land contract and only see the home again at the end, so the handover list is where most defects get caught.

How far ahead should I book the handover inspection?

As soon as the builder gives you a completion date, aiming for a visit two to three weeks before settlement. That leaves room to rectify and room for us to come back and check the work.

When does the report arrive?

Within a day of the inspection, often the same evening. It is a PDF with photographs, room locations and the clause each item fails, ready to forward to the builder.

Do you get on the roof of a two storey house?

We put a drone over it. Walking a second storey tiled roof is rarely safe, and the drone shows tile underlaps, box gutters, flashings and capping more clearly than a ladder would.

Is a moisture meter or thermal camera part of the visit?

Yes, on every handover. Wet areas, ceilings under upstairs bathrooms and walls beside showers are scanned, because a slow leak is easier to see on a camera than on fresh paint.

What standards do you inspect against in Victoria?

Your building contract and plans, the National Construction Code, the Guide to Standards and Tolerances 2015 and the Australian Standard that governs each element, such as AS 3740 for wet areas and AS 1684 for timber framing. Existing homes are inspected to AS 4349.1.

Are your inspectors registered?

Yes. They are registered building practitioners with the Building and Plumbing Commission, and we carry professional indemnity and public liability cover. The registration number sits in the footer.

What sits outside every inspection we carry out?

It is visual and non-invasive. We do not cut into linings, energise or test wiring, pressure test pipes, run appliances or certify engineering. Where one of those trades should look further, the report names the trade and the reason.

Am I welcome to walk through with the inspector?

Please do. Walking the house with the inspector shows you each item in place, and you can ask about anything before the report is written.

Which suburbs do you cover around Fraser Rise?

Plumpton, Deanside, Hillside, Caroline Springs, Taylors Hill and Bonnie Brook, and the rest of the City of Melton. Travel inside that area is part of the quoted figure.

What happens if the builder disagrees with the report?

Each finding quotes its clause or tolerance, so the conversation moves to the document. If it stalls, the Victorian path is the Building and Plumbing Commission's dispute resolution service, then VCAT.
