The finished house inspected room by room, roof by drone, while your final payment is still held.

This is the inspection Fraser Rise books more than any other. The homes are large, the roofs are broken up by parapets and box gutters, and the list tends to be about water. Exhaust fans blowing into the roof space instead of outside. Box gutter overflows placed where roof water can pour straight into them. Parapet capping laid flat when it must fall at least 5 degrees. Upstairs showers leaking at the corners, and no waterstop under the screen. Add cracked tiles and broken underlaps seen from the drone and the case for a reinspection before settlement is usually made.

It pumps warm, wet air into the roof where it condenses on cold surfaces, soaks insulation and can lead to mould on the ceiling. The NCC and most plans need it taken to outside air.
It has to carry water away safely when the outlet blocks, without letting roof water run straight in. AS 3500.3 sets the acceptable designs, and the ones we flag do not follow them.
We run the shower and use a moisture meter and thermal camera on the walls and on the ceiling below. Corners and screen channels are where leaks show first.
Yes, and it helps. You see each item where it is, which makes the handover meeting easier.
Yes. The reinspection marks every item as fixed, partly fixed or still open, with photos.
Each item cites the clause or tolerance it fails. If that does not settle it, the Victorian path is the Building and Plumbing Commission's dispute resolution service and then VCAT.
