FAQ

Rental minimum standards (Victoria) inspections in Fraser Rise: common questions

What are the rental minimum standards?

Fifteen requirements in Schedule 4 of the Residential Tenancies Regulations 2021 covering bathrooms, electrical safety, heating, kitchen, laundry, lighting, locks, mould and damp, structural soundness, toilets, ventilation, vermin proof bins, windows, window coverings and window covering anchors. Our report marks each one met or not met with photos.

When must a Fraser Rise rental meet them?

Before it is advertised or offered for rent, since 25 November 2025, and again on the day the renter moves in. They apply to agreements made from 29 March 2021 and to older ones that rolled over after that date.

What is left out of the inspection?

Electrical certification, the two yearly gas and electrical safety checks and the yearly smoke alarm check, which belong to licensed electricians and gasfitters. Heaters, cooktops, ovens and appliances are noted, not run. Asbestos and mould testing, timber pest work and opening up walls or ceilings are excluded, and rooming houses have separate standards. Every area we could not reach is named in the report.

Will you test the power points or switchboard?

No. Electrical safety is one of the 15 standards, so we photograph the switchboard and record what is there, but a licensed electrician confirms compliance.

How is the price set?

By the size of the home and how many bathrooms it has. Request a quote online and the figure for your Fraser Rise address comes back before you commit.

How long is the inspector at the rental?

About an hour or two for a typical Fraser Rise house, and the report follows within 24 hours.

Does a brand new rental still need checking?

Yes. New homes pass most standards, but blinds without anchors, fans that were never ducted and a missing fixed heater are common in homes handed over without window furnishings.

What if something fails?

Fix it before the listing goes up. The report gives a photo and a plain fix for each failed item, and a return visit confirms the work in writing. A renter who moves into a home that does not comply can ask for an urgent repair or end the agreement before moving in.

Which areas around Fraser Rise do you cover?

Fraser Rise 3336 and the rest of the City of Melton, including Plumpton, Deanside, Hillside, Caroline Springs, Taylors Hill and Bonnie Brook. Every one is carried out by a practitioner registered in Victoria.
