Why it matters here

Fixing inspections on Fraser Rise builds

By fixing stage most Fraser Rise homes have their brickwork complete, so this visit covers the outside as much as the inside. Weep holes packed with mortar are the commonest external item we record, because a cavity that cannot drain or breathe holds moisture against the frame. Inside, shower niches that fall backwards into the wall, window rubber flashings sitting loose against the cladding and gaps between brickwork and metal fascia all go on the list, along with any wet area item still open from the waterproofing stage.

What we find at this stage in Fraser Rise

  • Weep holes blocked with mortar or render
  • Shower niche sloping into the wall
  • Window rubber flashings not seated
  • Window sealing and flashing incomplete
  • Gap between brickwork and metal fascia

FAQ

Fixing inspections in Fraser Rise: common questions

Why do blocked weep holes matter?

They let water that gets behind the bricks drain out and let the cavity breathe. Packed with mortar, they trap moisture against the frame and the damp course.

What is wrong with a niche that slopes back?

Water sits at the back of the niche against the wall instead of running into the shower. AS 3740 needs it to fall to the recess.

Why inspect before the painter?

Paint hides gaps, damage and poor joins. After painting the same faults are harder to see and harder to prove.

Do you look at trade damage?

Yes. Damage to doors, frames and finishes is recorded with a photo and location so it is clear it existed before handover.

How long does it take?

Two to three hours on a standard double storey, with the report the same day or next morning.

Is fixing worth booking if I have a handover inspection?

Usually. It is the last point when wet area and cavity items can be fixed cheaply, before tiles, paint and landscaping cover them.
