Cracks and roof leaks: structural soundness in a Fraser Rise rental
When wall cracks and ceiling stains fail the structural soundness and weatherproofing standard.
In short: A rental must be structurally sound and weatherproof. Most failures are not dramatic: a crack that keeps opening or a roof that lets rain in.
What the standard covers
The home must be structurally sound and weatherproof. Water entering through the roof or a wall is recorded against it.
Cracks
Hairline cracks are common. Cracks through walls and cornices that keep widening, or brick cracks millimetres wide, need an engineer's view.
Leaks from above
A roof leak point above a ceiling is a weatherproofing failure even if the room below still looks fine.
What the report gives you
A photo, the standard it fails and the trade to call: roof plumber, engineer or plasterer.
